Construction will kick off with a groundbreaking ceremony Tuesday on a six-storey, 389-unit luxury apartment complex, which will be called Latitude 49 at Sage Creek.
Latitude 49 will be located on Sage Creek Boulevard and Burning Glass Road, next to the Village Centre in the relatively new suburb in southeast Winnipeg. The neighbourhood’s population of about 5,000 is expected to swell to 12,000 by 2028.
Regina-based Deveraux Group of Companies, a property development and management firm, is spearheading the development.
Deveraux chief operating officer Jamie McDougald said getting involved in a growing area such as Sage Creek is exciting. And despite a number of other developments in the city, the company believes Latitude 49 will be its flagship complex in Winnipeg.
"We look for neighbourhoods that align well with our model and our style and so we’re looking for high-amenity neighbourhoods where developers have put good products into their neighbourhoods. That’s why we think Sage Creek is such a great place for us," McDougald said.
"What we’re about, as a company, is building a sense of community within a community. So when you look at Sage Creek, which is growing, we’re certainly excited to be a part of that."
The complex will have a single six-storey building, in addition to four four-storey buildings, which will feature a mix of bachelor, one- and two-bedroom units.
Deveraux Group of Companies sought out a high-amenity neighbourhood and recognized Sage Creek as a good fit for its project.
Those will be bolstered by a three-storey building featuring two floors of luxury apartments and ground-level commercial retail spaces. There will be a mix of carports, surface and underground parking.
The first buildings are expected to be open in the summer of 2020, with construction completed on all buildings by the summer of 2021.
"We’re focused on providing modernized apartment solutions and we recognized an opportunity and need for that in Winnipeg. We felt for a city of Winnipeg’s size and stature and growth, there was a need for high amenity, new multi-family living facilities," McDougald said.
Amenities will include a communal clubhouse, a study area, games room, fitness centre, outdoor swimming pool, barbecues and firepits, McDougald said. There will also be outdoor green spaces and a fenced dog area.
"Obviously, when you’re in the world of property management, you want people to have a sense of community because it leads to tenant retention and it adds to the experience they get living there," McDougald said.
"We really think this is going to be a timely, attractive and enriching addition to this neighbourhood."
Deveraux has two other developments in Winnipeg. The first to open was the Summit at the Seasons, which has more than 400 units, at 711 Sterling Lyon Pkwy.
The company also has another complex, which is partially built, at 345 Bridge Lake Dr. It will have 384 units.
